Introduction
A stone’s throw from the medieval village of Sinalunga we bought a ‘casale’, an old farm. Our casale has an area of 250 m2 and was built on 7300 m2 of land. On this property, eighty olive trees grow, spread over the terraces, on the flanks of the hill. There are also some outbuildings, renovated in the 90s:
- an old chestnut and tobacco dryer (stufa) where we will live ourselves;
- a storage shed (capanna) that will serve as a breakfast room and kitchen;
- a dilapidated pig barn that will become our reception after renovation.
From our site, at the end of a private road, you can walk to the bakery, the café, the old upper village, several restaurants and the train station, from where you can travel to Florence, Siena, Pisa, Arezzo or for example to Rome.
The entire project is carried out according to the rules of the region. Everything is prepared and drawn by a local geometra (architect). He, born and raised in Sinalunga, is the son of the seller and knows the roads in the village and the municipality like no other. The supervision lies with recognized engineers and a contractor. Two subsidies have been requested for this renovation:
- for sustainability and renovation;
- for earthquake resistance.
In the old farmhouse we will have seven double rooms realized. Because twelve people is the max for a B&B in this region, we are going to rent out six of them.
Our yard is located a few hundred meters above the lower village, the pieve, where all amenities can be found. Our view is fantastic! We are going to have a swimming pool installed with the same, beautiful view. A good swimming pool is not only desirable here but also almost necessary because of the very hot summer months. We think that most guests let the presence of a swimming pool weigh heavily in their choice of accommodation in this region.
In addition to running our B&B, we will also rent out electric mountain bikes (two new ones have already been purchased) and we will sell our own olive oil and jam from our plums, apples and figs. We also would like to promote wines from the region.
With some regularity we will offer our guests an aperitif or a dinner arranged by ourselves. We will also offer companies or groups the opportunity to rent the entire B&B for functions such as meetings, parties or weddings (the first explorations for this have already been done).
Due to, among other things, the corona pandemic and the war in Ukraine, the prices of materials, such as wood and iron, have risen enormously compared to two years ago.
Enough reasons to invest in our B&B “The Terrace on the Pieve” in Sinalunga, Tuscany, Italy! Swiming pool! Six double rooms with private bathroom! Great location, fantastic view, cycling paradise!

- The first four years of payment of the interest, the fifth year full repayment of the loan amount used + interest for that year
- From € 10,000 to € 15,000: a free night* for two people, including breakfast and extras
- From € 15,000 to € 25,000: two free nights for two people, including breakfast and extras
- From € 25,000 to € 50,000: twice in the first five years a wonderful weekend for two people**, including breakfast and extras
